GREAT EXPECTATIONS FOR SEASON

The number of property sales in Plettenberg Bay dropped by 42% in 2008. 2009 has seen a further decrease, but not to the same extent. In 2008 the total number of sales declined from 434 in 2007 to a meagre 231 sales, and it looks like 2009 will be lower. Average selling prices have held their own and have not declined as has happened in the rest of South Africa. If you take inflation into account, the picture is not quite so rosy. There is still downward pressure on prices due to the declining number of sales, but the decline in prices has led to an increase in activity in the property market in Guateng. Our market follows Guateng by about 6 months, so we are expecting a good season. Properties that are correctly priced should sell. We have seen an increase in interest of late.

Over the past eight years, prices in Plettenberg Bay, on average, have grown yearly at over 20%, which is way above the national average, and proves once again that property in Plett is a good investment if bought at the correct price.

Last Chance at the Lost Treasure

The tender process on a trophy property on the world-renowned Robberg Beach, in Plettenberg Bay will be finalized on Thursday the 14th of January 2010. At 42,825m² (4.28ha or 10.58acre) with 184m (603ft) of beachfront, this is the largest beachfront property in South Arica’s premier coastal destination.
           
Of interest is the fact that the tender process is by closed bid; i.e. no one, not even the estate agent, will know what the bids are, until they are opened on the closing date and the highest offer is considered.
           
Hein Pretorius, says “there have been expressions of interest from locals and internationally, from individuals as well as consortiums, but your guess is as good as mine as to what the final offers will be. It could go for a bargain or it could go for a record price. By international standards, it will be a bargain either way. It is almost impossible to place an accurate estimation of value on a property of this caliber. The highest price for a residential type of property in Plett to this point has been R50 million. No-one thought that a price that high was attainable before it was achieved. A property a fifth of the size further up the beach from the “Lost Treasure” recently fetched R25 million, so we are quite excited at the possibilities for this property.”
